HOW IS DEED LOGIC DIFFERENT FROM ITS COMPETITORS?

Unlike our competitors we use all of our own capital and typically issue checks the same day. There are no typical closing related delays. Because we are end users and not wholesalers we can afford to pay more then a wholesaler who needs to leave enough room for profit. 

CAN YOU HELP ME GET OUT OF FORECLOSURE AND IMPROVE MY CREDIT? 

No, Selling your home to us does not stop foreclosure, get you out of your debt obligation or  have a positive impact on your credit history. We agree to purchase your home knowing that selling your home does not alleviate the threat of foreclosure. Your debt holders will continue to peruse liquidation of the asset. 

WHAT HAPPENS IF I CONTINUE TO DO NOTHING ?

Not doing anything does not help your situation. You may continue racking up debt in the form of violation and other summonses being issued against you if your property remains uncared for. Eventually these violations can turn into judgement which may attach to other assets of your which were not leveraged under your mortgage agreement. You will continue to be a responsible party for any loss incurred due to neglect .

HOW CAN YOU BUY MY HOME IF I OWE MORE THEN ITS WORTH? 

Since we are using our own money and are not obtaining a mortgage we have the right to purchase your home subject to all outstanding liens and judgements.  

WHAT HAPPENS IF THE BANK TAKES AWAY THE HOME AFTER YOU BUY IT ?

Unfortunately this scenario is likely as the banks ability to complete the foreclosure process is not stopped through the ownership change.  It is in our best interest to not allow this to happen and make all attempts to settle the issue with the bank. In the event that we are unable to do so; any monies advanced to you are essentially lost and are a business risk which we accept.  Once we complete the purchase transaction you are not liable in anyway for our losses, 

WHAT SHOULD I AGREE TO SELL YOU MY HOME ?

If you have any equity in your home, you should not sell to us and instead try to sell your home on the open market. However if you do not have any equity in your home and no longer have an interest in managing your property then selling to us is a great option. We will pay you immediately upon reaching an agreement as it is not necessary to wait for a full title search.  Transferring ownership to us will sever your liability for any future violation, tickets or non collection related litigation against this home.
